When should I inspect after hail?
After any storm day your area appears on. The record shows how often that is: 7.8 hail days a year on average in Tarrant County, 7.1 in Denton, 6.3 in Dallas and 5.9 in Collin from 2010 to 2025. Check the hail history page for the dates in your county.
Can I look up a past permit when buying a house?
Partly. Dallas Open Data holds Dallas building permits through August 2020 only; newer Dallas permits are in the city’s Accela Citizen Access portal. Fort Worth’s open file covers applications filed in the past 36 months and has no contractor name. A shingle-only Fort Worth re-roof needs no permit, so no record is also what an unpermitted-but-legal job looks like.
What should an inspection report contain?
Dated photos of each problem area, the roof age if known, the damage type and its cause and a scope that separates repair from replacement. A verbal summary alone is not a report.
